What is a zero rate loan?
The zero-rate loan or PTZ is a device designed to allow low-income households easier access to the purchase of their principal residence. It constitutes an envelope in addition to a main mortgage, allocated to the borrower without any reimbursement of interest.
The zero rate loan has a number of unique features:
- The repayment period of a PTZ is variable, it can be adjusted to the financial means of the household. It reaches 25 years at the most;
- In any case, the borrower does not immediately begin to repay this loan: the PTZ is accompanied by a deferred period of between 5 and 15 years . Initially, the beneficiary therefore only repays his main loan;
- The maximum amount of the zero-rate loan reaches 40% of the total financing of the property (only for the most modest households).
It is possible to benefit from a PTZ at the same time:
- To acquire a new property anywhere in France;
- To acquire an old property, only in zones B2 and C, subject to dedicating at least 25% of the amount to renovation work.
The eligibility conditions of the PTZ to the CIC
CIC is one of the major French banking networks authorized to distribute zero-rate loans. As such, the establishment has an agreement signed with the public authorities. However, the allocation of a PTZ is not a right for CIC customers. Certain prerequisites must be met :
- The applicant must not have owned his main residence during the two years preceding the PTZ application. This condition is mainly intended to support first-time buyers, i.e. people buying their first main residence ;
- Housing financed by the PTZ must be intended to become the principal residence of the borrower. The accommodation may not be used for rental investment or secondary residence purposes;
- The PTZ must be supplemented by another home loan contracted with the same approved financial institution. You will therefore have to take out a mortgage with the CIC;
- The PTZ is subject to resource ceilings, which may themselves vary depending on the location of the accommodation, the composition of the household.
Are you eligible for a zero rate loan at CIC? The conditions of resources are fixed by regulatory texts, they are therefore the same in all banks. Here is a summary of the applicable thresholds in 2023:
