Do you want to reduce the cost of your real estate project? You may be entitled to the PTZ from Society Generale. This zero-rate loan is subject to eligibility conditions: the PTZ only finances the purchase of a principal residence. The borrower must respect means tests.
What is a zero rate loan?
The zero rate loan or PTZ is a regulated loan . It promotes home ownership, since it is a free loan, with no interest or administration fees.
The State regulates this system and selects the financial institutions that are entitled to offer it to their customers. Société Générale is one of them.
However, access to this funding is limited. The conditions relate to:
- Resources : the PTZ targets low-income households.
- Housing : the zero-rate loan finances the main residence and the amount depends on the project.
The conditions of eligibility of the PTZ to Society Generale
Only certain operations are eligible for the PTZ. These are :
- A building project .
- The purchase of old housing : it must be in zone B2 or C , provided that work is carried out representing at least 25% of the total cost of the operation. These are works to improve or save energy (annual consumption must not exceed 331 kWh/m²).
- A new accommodation for its 1st occupation.
- A new home for its first acquisition after work useful for its production.
- Social housing .
- A place transformed into a dwelling.
The borrower(s) must not have owned their principal residence in the past two years. They must not exceed a resource cap . The advisor takes N-2 income into account. This means that, for a PTZ request in 2023, you must justify income from 2021.
The ceilings are as follows:
Number of people housed | Zone A bis et A | Zone B1 | Zone B2 | Zone C |
